The approved text provides that the payment of rent can be paid in advance, with a written agreement, for a period not exceeding two months.

The BE justifies this proposal with the need to stop the abuse of guarantees that are requested from tenants to proceed with a lease, referring to reports that a year of rent is required in advance in some situations.

“The amount required in advance rent makes it impossible for many people to access the rental market and is a disproportionate requirement that needs to be corrected, limiting the amounts that can be requested to guarantee the execution of a lease”.
