In a statement, the INE states that the number of bank assessments was around 25,000, which represents an increase of 8.1% compared to the previous period and a reduction of 13.1% year-on-year.

All regions of the country showed increases compared to the previous month, with the exception of the Azores (-0.1%), with the most significant increase recorded in Madeira (3.3%).

Compared to July of last year, the median value of evaluations increased by 7.6%, with the most intense variation being observed in the Madeira region (20.5%) and the lowest in the North (6.7%).

In the month under review, the median bank valuation of apartments was 1,698 euros per square metre, an increase of 7.8% compared to July 2022.

The highest values were observed in the Algarve (2,187 euros/m2) and in Área Metropolitana de Lisboa (2,048 euros/m2), with the Alentejo registering the lowest value (1,115 euros/m2), while the Madeira region showed the highest growth most expressive counterpart (27.3%) and the North the smallest (7.4%).

The median value of the valuation for type T2 apartments (two bedrooms) dropped four euros, to 1,723 euros/m2, with T3 rising six euros, to 1,498 euros/m2.

The median value of the bank valuation of houses was 1,184 euros/m2 in July 2023, which represents an increase of 4.9% compared to the same month of the previous year.
