While in some areas there was a significant increase in house prices last year (such as Alcoutim), other areas faced significant drops (the municipality of Borba, for example), as revealed by the most recent analysis by idealista.
This analysis, based on the idealista house price report for November 2024, shows that among the municipalities with the biggest annual increases in the prices of houses for sale, Alcoutim, in the district of Faro, leads with an increase of 54.6% . In this Algarve municipality, the median cost of buying a house is now set at 1,159 euros per square meter (euros/m2).
There was also a significant increase in the prices of houses for sale in the municipality of Vila Nova da Barquinha (Santarém district), with an increase in value of 36.5%. The Porto municipalities of Marco de Canaveses and Amarante also experienced significant price increases, of 34.8% and 32%, respectively.
With annual increases in house prices of less than 30% are the following municipalities: Covilhã (Castelo Branco), with an increase of 29.8%; Golegã (Santarém), with growth of 29.0%; Valença (Viana do Castelo), with an increase of 28.7%; and Lagoa (São Miguel), on the island of São Miguel, Azores, with an increase of 28.1%.
The top 10 municipalities that experienced the biggest annual increases in housing costs ends with Constância (Santarém) and Ribeira Grande (São Miguel), which show price increases of 27.1% and 26.1%, respectively.
Biggest drops
During this period, there were also municipalities that saw houses for sale become cheaper. The municipality of Borba, in the district of Évora, recorded the biggest drop in prices, a reduction of 29.6%. Next are São João da Pesqueira (Viseu), with a drop of 20.5%, and Mortágua (Viseu), with a decrease of 15.3%.
Other significant reductions in the prices of houses for sale were observed in Sabugal, district of Guarda (-12.2%), and Proença-a-Nova, in Castelo Branco (-12.0%). In the district of Coimbra, Condeixa-a-Nova and Miranda do Corvo recorded drops of 11.8% and 10.4%, respectively. And in Murtosa, district of Aveiro, there was a reduction in house prices of 10.1%. Finally, the municipalities of Mangualde and Nelas, both in the Viseu district, recorded drops of 9.7% and 8.2%, respectively.
