Our investment strategy is grounded in the belief that meaningful growth comes from anticipating macro trends and partnering with companies that don’t just follow markets — they elevate them. While we advise on investments across borders, Portugal remains central to our operations—both for its resilient economy and its emergence as a European lifestyle destination.

Investing Where People Want to Be

Tourism accounts for approximately 15% of Portugal’s GDP and continues to show robust growth, with the post-pandemic recovery fueling an evolution in the hospitality industry. The industry is shifting away from traditional hotels towards lifestyle living. The modern traveler seeks flexibility, wellness, and uniqueness — attributes now becoming standard across EQTY's serviced living advised portfolio.

The EQTY Global Growth II Fund reflects this shift. With approximately 60% of its allocation focused on Portugal, the fund is strategically invested in lifestyle operators across hospitality, wellness, senior living, and serviced workspaces. Importantly, these investments are made into operational companies — not into real estate — ensuring compliance with Golden Visa eligibility while targeting yield and long-term capital appreciation.

A Hospitality Sector in the Spotlight

Portugal's hospitality sector has just received a major endorsement on the global stage: the MICHELIN Guide has awarded its first-ever MICHELIN Keys to 55 hotels across the country, recognizing their commitment to excellence in service, design, and overall experience. Among them, 13 properties received two keys—including Villa Joya, Four Seasons Lisbon, and Les Suites at The Cliff Bay.

These distinctions highlight Portugal’s growing maturity as a premium destination and affirms the viability of our investment thesis. Such recognition is more than symbolic. It sets a new benchmark for quality and underscores a shift in traveler expectations. Hospitality is no longer about providing a place to sleep—it’s about delivering transformative experiences.

Powered by Experience, Guided by Partnerships

With a blend of institutional and entrepreneurial backgrounds, EQTY’s team spans private equity, real estate, hospitality, and fund structuring. This collective expertise is built on decades of hands-on execution, from successful multinationals and businesses to Golden Visa eligible funds to scaling platforms across multiple geographies.

What distinguishes EQTY is the strength of its ecosystem - we work alongside a curated network of best-in-class teams, advisors, partners, operators, legal experts, and fund managers to ensure each investment is delivered with rigour and foresight. This collaborative approach is at the heart of the EQTY Global Growth II Fund — a platform designed not just for performance, but for resilience.

A Track Record of Delivery

The strength of EQTY’s portfolio reflects not only its experience in hospitality and private equity but also its ability to deliver across multiple fund structures and market cycles. Since 2021, the team has advised on seven Golden Visa-eligible funds, as well as the development and co-investment of several integrated, lifestyle-driven projects.

As of today, the portfolio includes approximately 240 tourist units and 100 hotel keys, integrated within mixed-use developments that also feature residential, co-working, and retail components.

These projects are unique, setting new standards and benchmarks and standing out in terms of their design and operating model. Rather than focusing on single-use assets, EQTY has advised on developments that deliver diversified revenue streams and user-centric environments. These spaces cater to modern living and working habits, aligning with global trends towards flexibility, wellness, and community.

Strategic Investment, Operational Focus

The EQTY Global Growth II Fund is structured to comply with Portugal’s Golden Visa requirements, and therefore does not invest directly or indirectly into real estate. Instead, it focuses on advising on investments into operational companies with long-term service contracts. These will include operators of hotels, serviced residences, wellness spaces, senior living facilities and co-working operations, where performance is driven by service quality and excellence, not property ownership.

By backing experienced operators and leveraging long-term contractual structures, the fund aims to generate stable income while contributing to Portugal’s ongoing tourism and lifestyle evolution.

Shaping the Future of Hospitality

Hospitality in Portugal is no longer confined to traditional hotels. The rise of flexible residences, wellness-integrated living, and independent senior accommodation speaks to a broader lifestyle transformation—one that values autonomy, connection, and quality of life.

At EQTY, we believe in advising investments that not only build on this momentum but help shape its trajectory. Our partnerships with world-class operators and developers are founded on trust, vision, and a shared commitment to long-term value—economic, social, and experiential.

As Portugal continues to gain international recognition for Hospitality, EQTY remains focused on connecting global capital with local opportunity—building futures that go far beyond the walls of a hotel – focusing on spaces where people can Live, Work and Play.
