In June, the annual increase was 18.1%, according to the National Statistics Institute (INE).

In the month under review, approximately 33,800 bank appraisals were considered, representing an increase of 3.8% compared to June and 3.7% year-over-year.

Compared to June, the Alentejo region saw the most significant increase (4.2%), with no decrease.

Compared to July 2024, the sharpest increase occurred in the Setúbal Peninsula (24.2%), and there was also no decrease.

In July, the median bank appraisal value for apartments was 2,254 euros per square metre (euros/m2), 24.0% higher than in the same month in 2024.

The highest values ​​were observed in Greater Lisbon (2,990 euros/m2) and the Algarve (2,642 euros/m2), with the Alentejo showing the lowest value (1,419 euros/m2).

The Setúbal Peninsula showed the most significant year-on-year growth (25.6%), and there was no decrease.

Apartment prices

Compared to the previous month, the appraisal value of apartments increased 2.1% in July, with the Autonomous Region of the Azores recording the largest increase (3.0%) and no decrease.

The median value of one-bedroom apartments rose 71 euros, to 2,866 euros/m2, with two-bedroom and three-bedroom apartments increasing 50 euros and 18 euros, respectively, to 2,317 euros/m2 and 1,942 euros/m2.

Together, these types accounted for 92.8% of apartment appraisals conducted during the period under review.

House prices

For houses, the median bank appraisal value was 1,414 euros/m2 in July, representing a 10.4% increase compared to the same month in 2024.

The highest values ​​were in Greater Lisbon (2,707 euros/m2) and the Algarve (2,505 euros/m2), with the Center and Alentejo regions recording the lowest values ​​(1,053 euros/m2 and 1,149 euros/m2, respectively).

The Azores showed the highest year-on-year growth (17.8%), and there was no decline.

Compared to the previous month, home appraisal values ​​increased by 1.8%, with Alentejo experiencing the highest growth (4.2%) and only one decline, in Madeira (-0.2%).

The median value of two-bedroom homes increased by 41 euros to 1,392 euros/m2, three-bedroom homes increased by 14 euros (1,390 euros/m2), and four-bedroom homes increased by 23 euros to 1,484 euros/m2.
