Nearly every district in mainland Portugal and on its islands has at least one property listed on idealista priced above one million euros. However, these listings are heavily concentrated, with the districts of Lisbon, Faro, and Porto making up 77% of all such high-end homes. In contrast, districts and islands with fewer than six listings contribute so little to the total that their share is considered negligible—effectively 0%.
As of July 1st, there were over 16,000 luxury properties on the Portuguese market priced above one million euros. Lisbon leads with the largest share, accounting for 40.2% of these listings. Faro comes next with 25.1%, followed by Porto at 12%, Setúbal at 7.2%, and Madeira Island at 6.4%.
Braga is the sixth district with the most properties priced at over one million euros, representing 1.8% of the total, followed by Leiria with 1.2%. With less than 1%, we find Aveiro (0.9%), Santarém (0.8%), Évora (0.7%), Viana do Castelo (0.7%), Beja (0.6%), São Miguel Island (0.5%), Coimbra (0.4%), Portalegre (0.4%), Viseu (0.4%), Vila Real (0.3%), Castelo Branco (0.2%), Bragança (0.1%), and Guarda (0.1%).
On the other hand, the district/island with the fewest luxury homes advertised as of July 1st was Faial Island, with just one. Next were São Jorge Island (3), Porto Santo Island (4), Pico Island (6), and Terceira Island (7), whose share of the national total in this market is insignificant.
Where are the most expensive houses?
Within the luxury housing market itself, there are even more exclusive homes costing over three million euros. Within this range of luxury homes, there are 2,400 properties above this price that were advertised on idealista in early July.
These luxury homes costing over 3 million euros are located primarily in Lisbon (1,198 listings; 49.5% of the total), Faro (667 listings; 27.5% of the total), and Setúbal (228 listings; 9.4% of the total). Next comes Porto (97 listings; 4% of the total) and Madeira Island (78 listings; 3.2% of the total). It is also noted that the supply of luxury homes above 3 million euros did not exist on July 1 on several islands in the country, such as Terceira Island, Pico Island, Porto Santo Island, São Jorge Island and Faial Island.
Not all high priced property is luxury. Some are large, historical buildings like monasteries that require a lot spent on them. A high price doesn't mean a property is even habitable, or safe to enter, far less luxury.
