“In February 2023, the median value of bank valuation, carried out within the scope of credit requests for the purchase of housing, was fixed at 1,478 euros per square meter (euros/m2), having decreased by seven euros (0.5% ) compared to January 2023”, according to the National Institute of Statistics (INE).

The only increase compared to the previous month was verified in Alentejo (0.7%), with the biggest decrease being verified in the Centre (-1.1%).

In comparison with the same period of the previous year, the median value of assessments grew by 12.5% in February (14.9% in January 2023), with the most intense variation being recorded in the Autonomous Region of Madeira (16.1 %) and the lowest in the Autonomous Region of the Azores (4.9%).

According to the statistical institute, the number of bank evaluations considered for the determination of the median value of bank evaluation in February dropped again, standing at around 20,000, which represents a reduction of 29.2% compared to the same period of the previous year and 38.7% less than in last May, the month in which the maximum of the series was registered.

The highest values were observed in the Algarve (2,082 euros/m2) and in Área Metropolitana de Lisboa (1,987 euros/m2), with Alentejo registering the lowest value (1,083 euros/m2).

The Autonomous Region of Madeira had the most expressive year-on-year growth (17.1%) and the Autonomous Region of the Azores the lowest (9.8%).
