It was the eighth consecutive month of increase, the most significant since January 2023, a year and a half ago — although equalling the increase seen in March.

The average value of the bank valuation is based on surveys of banks within the scope of granting home loans.

With these values, a house with 100 square meters will be valued by banks at 163,800 euros in national average terms (and by reference) — with differences in values ​​from region to region and also by type of housing.

The INE also reports that in July, around 32,600 bank appraisals were carried out, “which represents an increase of 2.8% compared to the previous month and an increase of 31.1% year-on-year”.

By region, Madeira recorded the greatest growth in bank appraisals of houses in July, increasing by 42 euros to 1,928 euros/m2, according to the INE.

Followed by the regions of Algarve (+22 euros to 2,217/m2), Greater Lisbon (+21 euros to 2,411 euros/m2) and North (+20 euros to 1,403 euros/m2).

Setúbal Peninsula, Oeste e Vale do Tejo and Açores recorded increases of 11 euros, nine euros and eight euros, respectively. Alentejo was once again the only region to record falls: -12 euros to 1,083 euros/m2.

By type of housing, the average bank valuation of apartments increased by 22 euros to 1,818 euros/m2 and that of houses rose by nine euros to 1,281 euros/m2.
