According to the idealista price index, renting a house costs 16.1 euros per square meter (euros/m2) at the end of November this year, taking into account the median value. In relation to the quarterly variation, house rents fell 1%.

District capital cities

The price of houses for rent rose in one year in Santarém (15.4%), Braga (11.8%), Coimbra (10%), Setúbal (7.2%), Porto (5.7%), Lisbon (5.6%), Castelo Branco (3.2%), Leiria (1.8%), Viana do Castelo (1.7%) and Viseu (1.6%). In Évora (-0.5%), the rental value stabilised. On the other hand, in Aveiro houses for rent were 2.3% cheaper, being the only district capital that saw prices fall.

Lisbon continues to be the city where it is most expensive to rent a house: 21.9 euros/m2. Porto (17.6 euros/m2) and Setúbal (12.4 euros/m2) occupy second and third place, respectively. Next come Évora (11.6 euros/m2), Aveiro (11.2 euros/m2), Coimbra (11.2 euros/m2), Braga (9.7 euros/m2) and Viana do Castelo (8. 3 euros/m2). The most economical cities are Castelo Branco (6.9 euros/m2), Viseu (7 euros/m2), Leiria (8.1 euros/m2) and Santarém (8.2 euros/m2).

Districts/Islands

Of the 18 districts and islands analysed, prices in the last 12 months only fell in Beja (-1.7%). On the other hand, prices rose in Portalegre (24.3%), Vila Real (19.5%), Madeira Island (18%), Braga (11.4%), Coimbra (10.7%), Santarém (9.8%), Faro (9.3%), Setúbal (7.3%), São Miguel island (6.1%), Leiria (5.9%), Lisbon (4.8%), Viana do Castelo (4.7%), Porto (4%), Aveiro (4%), Viseu (3.8%), Castelo Branco (3.1%) and Évora (1.4%).

It is worth highlighting that the ranking of the most expensive districts to rent a house is led by Lisbon (19.9 euros/m2), followed by Porto (15.5 euros/m2), Madeira Island (15.1 euros/m2), Faro (14.3 euros/m2), Setúbal (13.4 euros/m2), Coimbra (10.4 euros/m2), Évora (10.4 euros/m2), São Miguel island (10.1 euros/m2) m2 ), Aveiro (9.6 euros/m2), Braga (9.6 euros/m2), Leiria (9.4 euros/m2), Beja (8.8 euros/m2), Viana do Castelo (8.5 euros/m2) and Santarém (8.2 euros/m2). The houses for rent with the most economical prices are in Portalegre (6.9 euros/m2), Castelo Branco (7.1 euros/m2), Viseu (7.2 euros/m2) and Vila Real (7.4 euros/m2) m2).

Regions

Over the past year, prices for rental homes have risen in all regions of the country. Leading the increases is the Autonomous Region of Madeira (17.5%), followed by the Algarve (9.3%), Alentejo (8.2%), Centro (6.6%), Autonomous Region of the Azores (5.5 %), Metropolitan Region of São Paulo (5.3%) and North (3.7%).

Greater Lisbon, with 19.3 euros/m2, continues to be the most expensive region, followed by the Autonomous Region of Madeira (15.1 euros/m2), Algarve (14.3 euros/m2) and the North (14.2 euros/m2). On the opposite side of the table are the Center (9.3 euros/m2), the Autonomous Region of the Azores (9.6 euros/m2) and Alentejo (10.3 euros/m2) which are the cheapest regions.
