The company recently celebrated the symbolic laying of the foundation pillars for the 21,400 m2 facility in Vila da Gaia, near Porto. This new logistics hub will consist of four units, each with approximately 5,200 m2 of gross lettable area (GLA).

One of these units, measuring 5,000 m2, has already been pre-leased to an international company specialising in automotive glass services. The three remaining units are currently available for lease, with potential for single or multi-tenant configurations.

André Machado, Logicor’s Asset Management Director in Portugal, stated that Canelas is a strategic asset situated in a prime distribution location, allowing tenants to maintain continuous logistics operations. “This innovative project reinforces our commitment to providing cutting-edge logistics solutions that drive tenant success and support sustainability”, he added. “The cooperation of the municipality has been fundamental, helping to ensure economic growth benefits for the entire region.”

The logistics centre seeks to achieve the BREEAM EXCELLENT certification, including a 138kW photovoltaic power plant, with an estimated annual production of 194 Mwh. Strategically located just 12km south of Porto’s city centre, this site offers easy accessibility to major highways, such as the A1 (Lisbon-Porto), A20 (Aveiro-Porto), and A32 (Gaia-Oliveira de Azeméis).
