This initiative comes in a particularly relevant context, as the Government published on September 27th the regulation of the long-awaited Public Guarantee for real estate credit, aimed at young people up to 35 years of age.

According to the new Ordinance, young people with income up to the 8th income tax bracket will be able to benefit from a State guarantee that applies to 15% of the transaction value, allowing banks to finance up to 100% of the value of the property, as long as the price of the transaction does not exceed 450 thousand euros. This is an important milestone that aims to facilitate access to housing for a generation that faces major challenges in the current real estate market.

In addition to the Public Guarantee, other important measures can benefit young people when purchasing their first home, such as the exemption from Municipal Property Transfer Tax (IMT) and the exemption from Stamp Tax (IS). These measures considerably reduce the costs associated with the purchasing process by providing additional financial support.
